The Investment property summary rolls up every property held in the Investment property register into the standard opening-to-closing movement format (acquisition cost, additional costs, revaluations and disposals) and reconciles the closing total back to the trial balance. It has no data entry of its own for the properties themselves: it is a reporting layer that sits between the Investment property register and the Investment Property note in the accounts.

When should I use this template?

Add this template alongside the Investment property register whenever you need the movement table used for the accounts note, and whenever you want a second reconciliation check on the same trial balance account, independent of the register's own check.

Before you start

  • Add the Investment property register to the workflow and populate it first. This template has nothing to summarise without it. For help with adding reconciliations to a workflow, see How do I set up Workflows and Workflow Working Screens?
  • If you are preparing the accounts under FRS 102, check the Investment Property note in the accounts. It reads the figures produced here automatically once this template is marked complete.

Background

Because investment property is held at fair value with movements taken to profit or loss, the FRS 102 investment property note is structured around a fair value roll-forward (opening value, additions, revaluations, disposals, closing value) rather than a cost and depreciation roll-forward. This template exists specifically to produce that shape of table from the register's raw entries, splitting each property's history into brought-forward balances and current-year movements based on transaction dates.

Steps

  1. Check the warning at the top. If the Investment property register has not been added to the workflow, this template warns you and does not show any figures until it is.
  2. Review the auto-populated table. For every property in the register, the template works out the fair value carried forward from prior periods, the acquisition cost and any additional costs added in the current period, the current-period revaluation, any disposal in the current period (with disposal proceeds and profit or loss on disposal shown separately), and the resulting closing fair value.
  3. Add an additional description if needed. Each property row has an optional free-text field under the property name, for extra description if the register's property name alone is not enough.
  4. Review the reconciliation. The closing fair value total is compared with the trial balance for the mapped investment property account. An unreconciled indicator appears with the trial balance value, workings value and difference if they do not match.
  5. Mark the template complete. Unlike the register, this template can be marked as reconciled even with no data. That is useful if the client held no investment property in the period, or if the register has been added but has nothing in it yet. In that case an info message tells you the figures are populated from the register, and the template shows as unreconciled by default until you review and confirm it.

What flows through to the rest of the accounts/workflow?

The Investment Property note in the accounts automatically populates its additions, disposals and fair value movement rows from this summary's results, provided this template is in the workflow, is not hidden, and is marked as complete (starred). If any of those conditions are not met, the note falls back to manual entry instead. The note also shows a message confirming the figures are coming from this summary, with a link back to it.

What rolls forward next year?

Nothing is stored here from year to year except the optional additional description text per property. Every figure in the movement table is recalculated fresh each period directly from the Investment property register's data, split automatically into brought-forward and current-year amounts based on each entry's date.

Where the data comes from

Every figure in this template comes from the Investment property register: this template reads it, it does not hold its own property data. The trial balance value it reconciles against comes from the mapped investment property account (1109 by default).

Frequently asked questions

Can I add a property directly in this summary?

No. You enter properties, their movements and disposals in the Investment property register only. This template just presents that data in the movement format needed for the accounts.

Why does this show as unreconciled even though there is nothing to reconcile?

If the register has been added but has no properties in it yet, this template flags itself as unreconciled by default, with a note that figures are populated from the register. Review it and mark it complete once you have confirmed there is genuinely nothing to report.

Why are my note figures not updating from this summary?

Check that this template is in the workflow, is not hidden, and has been marked complete. The Investment Property note only pulls from here when all three are true.
